Доходный дом купцов Туварджиевых – место, откуда начался русский бильярд в Ростове – снесут в скором времени. Областное министерство культуры не признало его исторической ценности. Полутораэтажная постройка конца 19 – начала 20-го веков, по мнению чиновников, является типовой и фоновой, а потому подлежит сносу. Тем более, что есть инвесторы, готовые инвестировать в строительство гостиницы на Шаумяна, 41а. Остановить разрушение старинного особняка пытаются местные градозащитники. Как рассказал нам представитель ростовского общества охраны памятников Александр Кожин, на кирпичном фасаде сохранилась дореволюционная надпись крупными литерами, которая указывает, что в этом здании сто лет назад располагалась первая в городе бильярдная. (слушайте в подкасте) Когда доходный дом снесут, пока точно неизвестно. Планам инвесторов мешает судебное обременение. Как оно появилось, расскажет патрульный РР Даниил Калинин. Он разбирался в перипетиях судебного процесса, в центре которого оказался бывший доходный дом. "Восемь лет назад группа московских и ростовских инвесторов выкупила участок под домом купцов Туварджиевых для того чтобы построить там гостиницу. Здание к тому моменту историческим памятником не значилось. Все эти годы стройку не начинали. Однако в начале 2016 инвесторы все-таки решили начать строительство. Установили ограждения, и хотели было приступить к сносу, как в дело вступили ростовские градозащитники. Они потребовали мин культуры разобраться в статусе расположенного там исторического строения. Плюс ко всему пришел судебный иск от жильцов расположенного рядом жилого дома. Ростовчане требовали признать границы участка для стройки неустановленными. Все из-за того, что защитный забор перегородил пожарный подъезд к дому, рассказывает жительница дома Елена Калитина (слушайте в подкасте) Спустя несколько месяцев жильцы подали еще один иск, в нем они были не против сноса дома, но при этом настаивали на переносе сервитута, чтобы пожарный подъезд все же был. По сути это два противоречащих друг другу иска. Суд до конца разбирательства запретил любые работы на участке. Так же интересно, что после начала судебных тяжб на сайте объявлений «Авито», появилась публикация о продаже участка по адресу Шаумяна 41 а – там как раз расположен спорный объект. Однако пока, судя по всему желающих приобрести, самую старую ростовскую бильярдную нет. Кстати, в конце нулевых дом купцов Туварджиевых даже использовался как декорация для кино. As Alexander Kozhin, a representative of the Rostov Society for the Protection of Monuments, told us, a pre-revolutionary inscription in large letters has been preserved on the brick facade, which indicates that the first billiard room in the city was located in this building a hundred years ago.

It is not yet known exactly when the apartment building will be demolished. Investors' plans are hampered by legal encumbrances. How it appeared will be told by RR patrol officer Daniil Kalinin. He understood the vicissitudes of the trial, in the center of which was a former apartment building.
"Eight years ago, a group of Moscow and Rostov investors bought a plot under the house of the Tuvardzhiev merchants in order to build a hotel there. The building was not listed as a historical monument by that time. Construction had not begun all these years. However, at the beginning of 2016, investors nevertheless decided to start construction. They installed fences, and they wanted to start demolishing, when Rostov city defenders got in. They demanded that culture mines investigate the status of the historical structure located there. Plus, a lawsuit came from the residents of a nearby residential building. Rostovites demanded that the boundaries of the site for construction be recognized as undefined. All due to the fact that the protective fence blocked the fire entrance to the house, says a resident of the house Elena Kalitina

A few months later, the tenants filed another lawsuit, in which they were not against the demolition of the house, but at the same time insisted on the transfer of the easement so that the fire entrance would still be there. In fact, these are two conflicting claims. The court banned any work on the site until the end of the proceedings. It is also interesting that after the start of the litigation on the Avito announcement website, a publication appeared about the sale of a land plot at 41 a Shahumyan - the disputed object is located there. However, so far, apparently, there are no people willing to buy the oldest Rostov billiard room.
By the way, at the end of the 2000s, the house of the Tuvardzhiev merchants was even used as a decoration for a movie. Fyodor Bondarchuk shot his film near the first billiard room in Rostov.
